UPDATE DECEMBER 3, 2025

We have still not sold this piece of property. One of the investors has been covering the property taxes for this piece of property and he will be repaid once the property is sold. It is not waterfront property but backs onto the Private Golf Course that is operated in town. The Realtor that has had it listed for us is from the offices that had originally sold the property for us back when it first sold, but the Purchaser had passed away two weeks prior to closing. Since then, interest in this property has diminished. The property came with an original architectural plan to develop commercial use on the main level and condos above. The building was to have underground parking and could have been developed to 7 stories. Unfortunately, there is no developer interest in a building of that scale and so we have had no interest in the property. We just finished a listing that went 12 months and we had no offers at all. The property is currently coming off market with the idea of looking at setting a new list price and listing in 2026. We are going to try to get this property sold as soon as we can, but we do not control the interest of the market and right now, our Realtor has informed us there is very little developer interest in our property. We are looking for options to get this sold. As we already did one distribution on this investment a number of years ago, we have this one ready to go for a final distribution, once the property is sold and we can close this one.

UPDATE JANUARY 22, 2025

Investors are asking us what is going on with this project. The lands remain listed with a Red Deer ReMax firm. The realtor has informed me of some general interest in the property. If the property is sold, and the sale goes unconditional, I will post an update on the status of it here. Until I post an update, the property will remain listed for sale. We own the property and we are looking for the right terms to sell. Once we sell, a distribution will be made. We do not control the market and demand for property in this town. The town just introduced a new development plan and it will hopefully lead to further interest in our property. We thank you for your patience, as we want to sell this property and make a final distribution to investors. We will post an update here when that occurs.

So we tried to sell this property over the spring through fall of this year. We had one interested party get to the point of making a “tire kicking” offer, but when we countered them with acceptance of just about all of their proposed terms, they decided to walk away. While we have had a lot of viewings of our listing, we are not getting any solid offers. This property is not on the Lake, and it is proximate to the golf course as it could be viewed as backing onto the course, as it borders the outside of it. But it is not part of the golf course. So there are many different visions of how this property could and should be developed. Unfortunately, in recent years, there has been a lot of land around the town that has been listed and offered for sale. So while this property is within town and close to the lakefront, it isn’t lakefront. So it has some unique marketing issues that have clearly limited the interest of developers in the property. We will look at the property in the spring and hopefully find someone that is willing and interested in developing it.

FEBRUARY 28, 2024

This property is currently listed for sale. We are listed with a brokerage in Red Deer. We have some interest in the property but no final sale yet. Once this property is sold, we intend to do a distribution to investors. We previously did a distribution to your group, when we received monies on a failed sale. We have your contact details and the system to do a distribution. So we will be in touch via this website or an email, to inform you when we are able to do a final distribution.
